One day my neighbor mentioned he had friends looking for a ranch home in our neighborhood. They were retired, downsizing, and wanted exactly the type of house we owned.
They came over, asked what we planned to list it for, and simply said:

It turned into a smooth off-market sale that worked perfectly for both sides. They were downsizing while we were upgrading.
We Upgraded Again Years Later
Years later, we decided to build our custom home.
This time we wanted something designed exactly the way we wanted it and outside of an HOA.
Funny enough, we sold that house off-market too.
A woman named Monica regularly delivered our groceries, and over time we became friends. During one conversation she started describing her dream home. As she listed everything she wanted, I realized she was describing our house.

If your goal is to maximize the amount of money you receive, listing with a real estate agent is usually the best route.
Don’t let anyone tell you otherwise.
A traditional listing generally brings the highest sale price. The tradeoff is that you’ll likely spend time getting the house ready by making repairs, cleaning, painting, staging, and preparing it for showings.

Some homeowners don’t want to spend weeks preparing their house for the market.
They’ve already found their next home.
They don’t want contractors coming and going.
