Wondering why you’re getting all these mail pieces?
Well…Chances are that you probably ended up on an investors mailing list.
Direct mail marketing works and is relatively inexpensive compared to other forms of marketing. It is tried and true. it works, otherwise people wouldn’t do it.
Does Dominos pizza send you postcards regularly and occasionally you’re really hungry and decide to order a Dominos pizza? Well direct mail marketing worked in that case. When you decided to buy that pizza (I’m actually eating a slice Dominos pizza as I type this, ironically), that mail piece paid off for Dominos.
There are a lot of different types of lists that investors mail to:
- Are you an empty nester that has lived in your house for many years and it’s paid off or mostly paid off?
- Are you a landlord?
- Did you recently Inherit a house from a loved one or you’re currently probating their estate?
- Do you live in a neighborhood or zip code where lots of houses are being renovated and flipped?
- Have been served a notice of default by your mortgage company?
- Are you behind on your property taxes?
- Do you own a property but receive mail for that property at another mailing address?
- Did a family member recently transfer the deed of a property to you?
If you said yes to any of these, you probably fit within on one of those popular mailing lists mentioned above and local Real Estate Investors would like to purchase your house (If the numbers make sense of course).
ARE THESE A SCAM? Some of them might be, however most scammers aren’t willing to spend thousands of dollars a month to do direct mail marketing. They find other cheaper ways of scamming people. They are greedy immoral people anyways…They’re cheapskates. They don’t want to spend money…
The truth is, the vast majority of Investors wanting to buy your house aren’t scammers at all, they’re just looking for more houses to buy. These investors are just exploring other avenues of buying houses. When this was written in 2019, the foreclosures and short sales have dried up across the country, most of them were fetched up 3-4 years ago by large wall street hedge funds that took the property auctions by storm and bought up hundreds of thousands of houses across the country from the auctions. Getting a good deal on a house at auction is a pipe dream these days. You’re likely to overpay for a property if you’re not experienced and know your numbers well.
Most of these investors sending you postcards and letters are just normal everyday people that happened to choose house flipping and/or rental properties as their preferred profession. I personally chose the field because, A. I Love houses and real estate, and B. It gives me more freedom of time to spend with my wife and 2 young boys and more time to spend doing things I enjoy doing, rather than slaving away for an arbitrary 8+ hours per day in a cubicle or office. I worked in “Corporate America” for over a decade before I decided to pursue investing in real estate full time.
